Once I made the decision to take a step back, and let my Aunt know I needed a few days, I started to calm down. 

The 'friends' made an apology, still not understanding how anything they did caused me problems.  

The house has been listed.  Offers are coming in.  Terrible offers.  Half asking price, less than half asking price.  All flippers.  One offer, still 40k less than asking price but from a single woman who wants to live in it.  Wants to fix it up, and make it hers.  Since I need to get this all done, I accepted with Realtor and Attorney guidance.  DSS Case worker was also very helpful. 

I can pay off mortgage and HELOC for Aunt.  I have started getting applications to put her on wait lists for potential assisted semi skilled nursing facilities.    She has been approved for Husky C Long Term Care.  I have applied for other services for when she might need them. 

She has started radiation and chemo.  She still cannot walk without significant assistance.  

It's not over, but I think I can focus on my immediate families needs now.  Pops is scheduled for another kidney surgery, and once bloodwork is done a biopsy will be scheduled as well.  

Today, is a Better Day.
