We have had 6 offers. We accepted the highest, which wasn't a flipper. A single woman, wants to make it her own. Still not a done deal. She can back out once she finishes all her inspections. We are definitely making the right decision in listing it as is where is. Here is an email I received today from the realtor.
I'm sure it is hard on your aunt to lose her home and hard on you to be the one dealing with it.
It's a vastly unappreciated endeavor!
A few things that stood out at the inspection:
The sink's plumbing needs to be replaced--there is a flow issue and a bit of a leak. Definitely need a new oil tank. Will probably need a new water heater soon. Needs a new sump pump.
The washer discharge needs to be hooked up to the septic.
Looks like there was arching at the electrical box in the kitchen-have an electrician evaluate and check all outlets.
The drain around the house is clogged. The chimney need to be sealed where it is cracking and area on the roof where the chimney meets the roof line needs to be sealed.
The biggest issue is the septic. It is serviceable right now, however it is too close to the wetlands. When it needs to be replaced it will require an engineered septic ($30,000 to $40,000). The septic needs a baffle put in now.
The smell has eased up a bit. The inspector thought it was rodent urine in the vents and dog smell. When she rips up the carpet,that should help enormously. There was one spot in the living room area that was a tad weak but the inspector thought a new subfloor over the old one would help stabilize it.
Still waiting for the results of the water test.
I certainly think it has the potential to be a cute little house, but a lot of work is needed!

I'm back, and here are my thoughts. My Aunt was widowed 17 years ago. She also has been ill for the last 30 years. The house could be made whole again, I see what it could be. I wish I could have purchased it and made it beautiful, just for my daughter to have her own house that wasn't to overwhelming. It's not in the cards, and she has been turned off by all the things we have seen (and smelled) in it. But it is cute. Large, beautiful apple tree in front yard. Pond and river in back and side of yard. Lots of birds, and silence. It's very peaceful there. I hope someone does bring it back to life.
